YOUR PERFECT HOME IS ONLY A CALL AWAY
RENT OR BUY
The right time to buy is when it makes sense. This can be very different depending on the situation. There is no set time or rules for how you make this decision. We advise owning the process and monitoring home prices. We recommend using one of our specialists to help you navigate this process. Additionally, buyers should explore loan options to help with the decision-making process. You don’t know what you don’t know, and professionals are here to help.
If now is not the right time to buy, then rent. Do not rush the process of owning a home or investing in real estate if the timing is not right. Just know that whatever the decision is, CRG Properties is here to help.
Renting has many advantages. Renters have no maintenance costs or expensive repair bills and don’t pay property taxes. In contrast, homeowners pay property tax. Renters also have more flexibility in choosing where they live, access to amenities (e.g., fitness rooms, pools), and typically pay less on utility bills.
RESPONSIBILITIES OF A TENANT
Tenants have responsibilities that must be adhered to the way landlords do. A tenant’s responsibilities (or obligations) are governed by state law. Some of the obligations will be spelled out in the rental agreement, but tenants should check with their state.
The moment a rental agreement is signed, the tenant’s obligations and any other state governed laws go into effect. If a tenant fails to respect these terms, that person would be in breach of the contract. As a result, the landlord may be entitled to recover damages.
RESPONSIBILITIES OF A LANDLORD
The landlord is responsible for providing a clean, healthy, and safe living environment. Many municipalities have state laws and building codes that govern rental unit construction, maintenance, and living standards. Each state is different so specific rules will vary.
Landlords Are Responsible For The Following
Follow local laws to ensure the living environment is
habitable and quiet.
Make sure tenants are safe by adhering to legal requirements concerning the matter
Perform applicable repairs when requested and address concerns that may impact the tenant’s ability to live comfortably
Track the condition of the rental unit plus address any wear and tear.
At CRG Properties, our tenant screening process is quite simple, and state laws govern each step.
